This support article explains how to import, export, and clear nightly rates, allowing you to then edit your rates in the Nightly Rates Calendar.
Nightly Rates
The Spot Rates tab displays users' rates in a table view. The columns (with a green header) include the Property column, along with additional columns detailing the Date, Rate, Amount, Minimum and Maximum Nights, Arrival, Departure, and Gap Rules information for each property in alphabetical order.
Users can toggle the top of each column to display the information in ascending or descending order. Additionally, users can batch copy their rates by selecting Batch Copy Rates at the top of the page.
Import and Export Nightly Rates
While the Rates Calendar offers a convenient way to view and edit Nightly Rates, it can be time-consuming if you have many properties. OwnerRez offers several different ways to import and export Nightly Rates:
- If you are using PriceLabs to dynamically set rates, these rates appear in OwnerRez as Nightly Rates in the Spot Rates tab. PriceLabs will come in and alter the Nightly Rates entries following its own algorithm, overwriting any changes you may make to them.
- You can also import pricing via a spreadsheet. First, prepare a list of Nightly Rates in Excel using our template, then import that to OwnerRez.
The Nightly Rate Import and Export Excel files include the Max Nights, Arrival, Departure, and Changeover columns, just like the Rate Calendar.

Notes
- There can only be one nightly rate for any given date/property combination. Therefore, any changes made to a date/property's nightly rates by various methods will override any previously set nightly rates for that same date/property.
- Nightly Rates imported via the Spot Rates tab always override any Seasonal Rates that might otherwise be applicable.
