Additional surcharges and fees help cover various operational costs and services related to maintaining and managing your short-term vacation rental property for guests. OwnerRez Standard Rate Adjustment Fees are pre-set charges applied to rent only, either as a fixed amount or a percentage of the rent. Setting up your rate adjustment as described in this support article is then automatically applied to all direct bookings and synced to your channel listings (e.g., Airbnb, Vrbo).
Rate Adjustment Fee
Navigate to Settings > Surcharges > + Create Surcharge > Rate Adjustment Fee.
Fill out the guest-facing public Description field with some descriptive text and choose a Fixed amount per night or a Percent of rent per stay in the Amount Type and Amount sections.
Is Taxable
All Standard Rate Adjustment Surcharges are automatically taxable, as rent taxability is configured in your pricing preferences.

Conditions
Users can choose various Conditions or criteria to apply to Rate Adjustment Surcharges, including multiple date options ( e.g., Date, Day of the Week, Month of the Year, Days between Booked and Arrival, and Season).
Would you like to apply an additional surcharge for arrivals on a specific date, such as July 4th? Add Conditions > Dates > Date is > On > 7/4/2026.
To apply an additional surcharge for last minute bookings, add Conditions > Dates > Days between Booked and Arrival is > Less Than or Equal To > 3 days.

OwnerRez Standard Rate Adjustment Fees are pre-configured fees applied to all direct bookings, and synced to your channel integration listings (e.g., Airbnb, Vrbo).

Booking.com
The OwnerRez Booking.com (BDC) channel integration does not support these surcharges or fees. However, you can log into your Booking.com Extranet and create a fee that will be applied to bookings as appropriate.
