Airbnb Transaction Sync

Airbnb Channel Transaction Sync is automatically enabled for Airbnb channel-integrated users. This replaces the need for Channel Bridge for Airbnb transactions (e.g., payments and refunds) for future bookings. Airbnb continues to be the payment processor and controls all Airbnb transactions.

Users should find this functionality to be an invaluable tool for up-to-date Airbnb financial record-keeping. In short, booking transactions are now auto-created after the booking comes in. When Airbnb notifies OwnerRez when funds will be released, a Deposit record will also be created under Tools > Deposits. Users can also run the Bulk Recalculate Charges Tool to recalculate current Airbnb booking charges, surchargestaxes, and Value Added Tax (VAT) if applicable.

While all Airbnb Resolution Requests take place on the Airbnb Resolution Center platform only, the Airbnb Transaction Sync will prove beneficial, as any updated payment transactions will sync to OwnerRez as they occur.

Transactions

After a booking is confirmed and is in OwnerRez, transaction sync will occur within a day or so of the new booking's creation in OwnerRez. The total owed should also update to reflect that $0 is owed by the guest based on the payment(s) they will make to Airbnb.

OwnerRez automatically imports various Airbnb host fees (e.g., Reservation host fees, Landlord Commission host fees, Co-host Adjustment fees, Cancellation fees (penalty), and Tax withholding fees, etc.) to individual Bookings > Transactions as part of the Airbnb Transaction Sync, enabling our users to account for these different host fees or bill them to an owner.

Airbnb Resolution Center Transactions may result in the payment being properly recorded in OwnerRez under the booking transaction, but without any corresponding charge entered. This leaves the possibility of the booking transactions displaying a guest overpayment. OwnerRez recommends the following.

  • Regularly check your booking transactions, especially bookings with an apparent guest overpayment.
  • If a guest overpayment is found, users need to manually correct the overpayment by entering the appropriate charge.

Deposits

Deposits (Tools > Deposits) will be auto-created when Airbnb releases funds to your bank account, usually 24 hours after the guest has checked in. Projected deposit dates can be seen by hovering over the info icon on the transaction.

Airbnb Resolution Deposits

Airbnb Resolution Deposits are automatically set up for users with the Airbnb Transaction Sync. Those deposit amounts are clearly reflected in both Deposits and the individual booking charges and transactions for which you submitted an Airbnb Resolution Center claim.

In your Airbnb channel integration (Settings > Channel Management > Channel Integrations > Airbnb > Change > Options > Resolution and AirCover), you can select how you want Airbnb Resolution Deposits applied. The default selection is "Do not create charges (I will do so manually after reviewing each resolution).""In

If you choose the default selection of "Do not create charges (I will do so manually after reviewing each resolution)," you will receive an OwnerRez notification regarding your Airbnb Resolution Deposit, "An Airbnb deposit has resolutions that need your attention." If you have automatic resolution handling turned on, you won't receive a notification for the resolution at all because it will have been automatically handled.

When you click on the Review Resolutions button, you can select the charge type for your Airbnb Resolution charges.When you click on the Review Resolutions button, you'll be able to select the charge type for your AirCover Resolution charges.

But you can also choose to pre-select how you want Airbnb Resolution surcharges to be applied by navigating to your Airbnb channel integration (Settings > Channel Management > Channel Integrations > Airbnb > Change > Options > Resolution and AirCover) and choosing "Automatically create charges from resolutions:" and then selecting from the AirCover and Non-AirCover dropdown lists. The default selection for both is Rent, but you could easily choose another surcharge or create one yourself specifically for Airbnb Resolutions. If you make this selection, you may not receive an OwnerRez notification regarding your Airbnb Resolution deposit, "An Airbnb deposit has resolutions that need your attention."You can also choose to pre-select how you want AirCover Resolution surcharges to be applied by choosing to be applied by choosing Automatically create charges from resolutions: and then selecting from the AirCover and Non-AirCover dropdown lists. On the Deposits page, Airbnb Resolution deposits will have a blue "Attention Needed" label. It is possible that the affected booking may be PM Locked, which will need to be resolved before retrying the deposit. Select the relevant charge for each Resolution payout included in this deposit. Your selections will determine how that item is added to the booking’s Charges page when the deposit is finalized. After saving, the deposit will need some time to process and show all imported transactions and fees.

How do these Airbnb Resolution charges and transactions appear on individual bookings? Depending on your earlier selections, they appear as a Processing Adjustment line item or a Surcharge on the individual Booking > Charges page.On the individual Booking > Charges page, the AirCover Resolution will appear as a Processing Adjustment line item.

To be clear, submitting Airbnb Resolution Claims still occurs on the Airbnb platform, and these Airbnb Resolution Deposits are only available for users with the Airbnb Transaction Sync.

FAQs

Where did my Airbnb Host Fee go?

The host fee is no longer created when the booking is created. It is instead created and displayed in the individual Transactions during the sync process. The same fee is now called "Airbnb Reservation host fee"

Why isn't an Airbnb refund reflected on a booking?

When a full refund is issued before arrival and there is no payout to you, the Airbnb Transaction Sync does not identify any transactions to sync.
