Cancellation Policy Grace Period Behavior Update

We’re reaching out to notify you about an update to how grace periods work when using Vrbo cancellation policies in OwnerRez.
In the past, some bookings may have received a grace period even when a built-in Vrbo cancellation policy (like “Firm” or “Moderate”) was selected. However, built-in policies provided by Vrbo are not designed to include grace periods, and we’re aligning our platform behavior to reflect that.
Going forward, grace periods will only apply when using custom cancellation policies, which give you full control to define your own terms, including whether to allow a grace period. That being said, Vrbo recommends selecting a Relaxed or Moderate like policy to maximize your bookings.
- Relaxed: 100% refund if canceled ≥14 days before check-in
- Moderate: 100% refund if canceled ≥30 days before check-in
You may have already received an email from us with statistics on why you’d want to choose one of these policy types, but if not, you can view that email blast here. Please note that if you create a custom cancellation policy that aligns with Vrbo’s Relaxed or Moderate policies, you can still include a grace period and continue to receive the associated benefits from Vrbo.
Want to offer a grace period?
If you’d like to offer a grace period to guests, simply switch to a custom cancellation policy that includes the grace period setting. You can learn how to set this up here.
No action is needed if you’re okay without a grace period when using a preset Vrbo policy.
