Check-in & Check-out

Configuring your check-in and check-out times is an important and required step in setting up your OwnerRez property. If check-in and check-out times are not specifically set, the default times are a 4 PM check-in time and an 11 AM check-out time. You can grant a guest an early check-in or late check-out by changing the checkout time on their booking.

Airbnb quirks:

  • Airbnb only supports check-in/out on the hour.
    • If scheduled on the half hour, check-ins will be set to the previous hour, and check-outs will be set to the next hour.
  • Guests have the option to request early check-in or late check-out times. Therefore, it's wise for OwnerRez users to review their bookings regularly in OwnerRez to be aware of these requests.

Property

Property Check-in Window

While not usually a problem with smart locks, coordinating guest check-ins with keyed locks can be challenging if guests arrive after business hours to pick up their rental keys in person. It is important to inform guests about the specific business hours during which they can collect keys for their vacation rental.

OwnerRez users who are Airbnb channel integrated may have noticed the availability for guests to request a check-in window on Airbnb's platform.

Bookings

Booking Early Check-in or Late Check-out Times

It's important to note that Airbnb guests have the option to request early check-in or late check-out times. Therefore, it's wise for hosts to review their bookings regularly to be aware of these requests.

It is possible that your Airbnb channel integrated property with Instant Book configured may encounter either early check-in or late check-out time request that could become a Request-to-Book scenario.

Individual bookings will note the early check-in or late check-out times in red text with additional blue labels in the Overview < Dates section. This indicates that a guest has been granted early check-in or late checkout.Individual bookings will note the early check-in or late check-out times in red text with additional blue labels in the Overview < Dates section. This indicates that a guest has been granted early check-in or late checkout.

When viewing bookings in the Month, Year, and Ribbon views, users can hover over a booking to see the early check-in or late check-out times noted in orange boxes.When viewing bookings in the Month and Year views, users can hover over a booking to see the early check-in or late check-out times noted in orange boxes. 

On the Booking Ribbon view, bookings with early check-in or late check-out time requests will display a small vertical red bar at their beginning (check-in) or end (check-out). On the Booking Ribbon view, bookings with early check-in or late check-out time requests will display a small vertical red bar at their beginning (check-in) or end (check-out). 

Any Airbnb Cancellations and Booking Modifications should be managed on Airbnb and allow that cancellation to sync to OwnerRez.

Changeover Alerts

OwnerRez adds warnings to quotes and the change booking forms that indicate when previous or next bookings arrive/depart on the same day, with visual indicators for overlapping or non-standard check-in or check-out times.

Change a Booking Check-in or Check-out Times

You can change a booking's check-in and/or check-out times by navigating to that specific Booking, clicking on the upper-right kebab menu, and selecting Change/Move Booking from the dropdown list.You can change a booking's check-in and/or check-out times by navigating to that specific Booking, clicking on the upper-right kebab menu, and selecting Change/Move Booking from the dropdown list.

You can also change a booking's check-in and/or check-out times by navigating to that specific Booking and clicking the pencil icon on the right.
