Disable or Re-enable a Property

There may come a time when you need to disable or re-enable a property. The following will help walk you through either scenario.

When properties are disabled in OwnerRez:

  • Future bookings (and their associated damage protection policies) are canceled. 
  • Guests will not be refunded or notified. It is the host's responsibility to manually notify affected guests and refund all monies for the canceled bookings.
  • Unless your account is closed, users are still responsible for all regular monthly OwnerRez costs and fees.

Pause/Delist Channel API Listings

Before you disable your property in OwnerRez, we recommend that you pause/delist any API integrated channel listings with any listing sites, such as Airbnb or Vrbo. If your API-integrated channel listings are not paused/delisted, they are considered to be active and can still accept bookings.

  • Each listing will need to be paused/delisted on the individual listing site. Below is a list of some of the more common listing sites.

Disabling a Property in OwnerRez

Maybe the property has been sold (and you won't be managing it for the next owner), or you will no longer be offering it as a short-term vacation rental. In these scenarios, the property should be disabled to avert any future bookings.

If this is a short-term need, though, blocking the property's availability via Blocking-off Time may be the better route because:

Please Note: When properties are disabled, OwnerRez deletes many connections, including:

  • Channel API Connections
    • Each listing will need to be paused/delisted on the individual listing site, such as Vrbo, Airbnb, Houfy, etc.
    • If the channel listings are not paused/delisted, they are considered to be active and are still able to accept bookings. However, those bookings will not appear in OR as the API connection has been severed.
  • Hosted Website
  • PM Owner Configuration
  • Mutual Blocking
  • Calendar Imports/Exports (iCal)

To disable a property in OwnerRez, navigate to Properties and the specific property you wish to disable.

Select Disable from the upper Actions drop-down list.

Notice that this OwnerRez account in the example above has no other active properties in the system. This alert will only display if users have no other active properties and but clicking on the Fix it now link will take users to the process to add a new OwnerRez property.

When users attempt to disable OwnerRez properties with future bookings, they will receive an in-app alert stating the number of future bookings that will be canceled, along with their associated damage protection policies. It is the host's responsibility to manually notify affected guests and refund all monies for the canceled bookings.

Users can enable a previously disabled property by following the instructions in the Re-enabling a Property in OwnerRez section.

Re-enabling a Property in OwnerRez

Find yourself ready to place your property back on the vacation rental market and need to re-enable a property in OwnerRez?

To re-enable a property in OwnerRez, navigate to Properties. The OwnerRez Property list defaults to Enabled properties only. Locate your disabled property by either clicking on the green X to the right of Enabled or clicking on the green Show All.

Notice that this OwnerRez account in the example above has no other active properties in the system. The Fix it now link in the pink alert bar links sends users to a page to add a new OwnerRez property which is NOT recommended when users want to re-enable a previously disabled property.

Your disabled property will now be displayed with the  tag in the Status column. Click on the property number link.

OwnerRez users can Re-enable their previously disabled property by clicking on the disabled property # link and selecting Re-enable from the upper Actions drop-down menu.

When properties are disabled, we delete many connections, including:

  • Channel API Connections
  • Hosted Website
  • PM Owner Configuration
  • Mutual Blocking
  • Calendar Imports/Exports (iCal)
  • Property Sharing
  • Property Payment Methods
  • Locks

After re-enabling this property, you need to go through each area to reconfigure. Re-enabling this property will not automatically reconnect mutual blocking, channels, or anything else.

Check all your calendars, rates, triggers, etc. to reconnect them to the re-enabled property!

What to do in the event of a Catastrophe

Unfortunately, unforeseen, and completely out of our control, catastrophes such as floods, fires and hurricanes can happen! OwnerRez sincerely hopes that this doesn't happen to our users, but these unexpected circumstances may occur.

Users that know that their vacation rental property is going to be offline and unable to be rented for months, or more, while repairs (or rebuilding) occur should follow these different scenarios, based on their expected downtime, as the best course of action after a catastrophe.

  • Less than 1 Month 
    • Cancel any bookings for the affected property.  
    • Add Calendar Blocks to the affected property.
    • Change the Property Description to describe to potential guests what the situation is and when the affected property is expected to be available again.
    • This way, API connections, and possibly your website, are still active, and your Property is still being advertised for future bookings past the blocked period.
  • Down 1 to 6 Months
    • Cancel any bookings for the affected property.  
    • Consider Disabling the affected property in OwnerRez.
    • Leave your OwnerRez account active and pay the minimum monthly amount. This way, you will still have OwnerRez access, making it easier to restart when the affected property is available again.

  • Down More than 6 Months
