OwnerRez has partnered with Booking.com (BDC) to provide an improved Private Beta channel integration connection between the two systems that not only pushes more of your OwnerRez configured property information and fees directly to Booking.com, but it also reduces the need to configure some details in the BDC Extranet.

What is synchronized?
Our integration pushes all your property listing content to Booking.com (BDC). BDC sends guest booking data and payment information directly to OwnerRez. Your property sync must be set to "everything" to participate.

Surcharges
All pre-configured fees for OwnerRez Standard Surcharge Types—excluding pet fees—such as additional guest fees, cleaning fees, linen fees, rate adjustment fees, and other fees, can be applied and synchronized with the Booking.com Listing Sync (Private Beta).
If one surcharge is listed as taxable, then all other surcharges will also be taxable on Booking.com (BDC) due to limitations on BDC's side.
Property Type Prerequisite
Users should note that Booking.com allows either individual room listings or whole-house bookings, but not both for the same property.
Before you set up and connect to Booking.com (BDC), you need to verify your property's Accommodations Type and Unit Type by navigating to Properties > your specific Property > Listing Content > Accommodations > Change.
- Select a property type in the Type > Booking.com dropdown list.
- Select a unit type in the Unit Type (Booking.com) dropdown list.
Setup & Connecting
When you begin this Booking.com (BDC) connection, you'll want to be logged into your BDC account in another tab or browser window.
If you already have an existing Booking.com account, you may receive an email from Booking.com requesting that you sign a new agreement after you complete your BDC channel integration.
You can connect OwnerRez to the Booking.com (BDC) Listing Sync directly by navigating to Settings > Channel Management > Channel Integrations > + Create a Channel > Connect Booking.com.
Select one of the Booking.com Cancellation Policy options. If you don't want to offer a Cancellation Policy at all, select Never for "How long before arrival can the guest cancel free of charge?"
If you do, select from the "How long before arrival can the guest cancel free of charge?" dropdown list.
Next, determine the Payment Schedule.
Booking.com remains the Merchant of Record for most hosts, so payouts to hosts are similar to those for Airbnb hosts. For more information, see the Types of Booking.com Payments section of our Booking.com Property Verification and Payments support article.
In the Credit Card Payments section, you'll configure your BDC payment mode, Security Deposit, and Credit Card failures.
Next, you'll determine the Booking Window & Duration, Rate Adjustment (if any), Options, and then click Save.
After you hit Save, OwnerRez needs to locate your existing Booking.com (BDC) legal entity or create a new one if no match is found. In the BDC Legal Entity field, click on the Configure Now button.
Legal Entity Lookup
On the Booking.com Legal Entity lookup pop-up, enter your email address and click on the green search icon.
Create a New Legal Entity
If no BDC Legal Entity is found, you can create a new one by entering your business contact information and clicking Save Entity.
After your Legal Entity is created, your name will be displayed in the Legal Entity field.
Most Booking.com (BDC) connections, including existing ones, will require you to sign an Accommodation Agreement, and the link to the agreement will be emailed to you shortly after completing the BDC connection.
On the Instructions tab, click on the Connect to Booking.com button to complete some tasks on the Extranet.
Booking.com Tasks
While setting up your property on Booking.com (BDC) is relatively easy, you'll still have to complete some tasks in the BDC Extranet.
Property Verification
Sign in to your BDC account and click Next. If you are not already logged in, you may have to complete the verification process.
After you are logged in, click on Go to Booking.com extranet.
In the BDC extranet, you may be asked to confirm your property's location by clicking on Confirm location.
Upload your property video to Confirm your property location.
Complete Booking.com's Know Your Partner (KYP) Form
You'll also have to Complete Booking.com's Know Your Partner (KYP) form by clicking on "Go to compliance centre."
Pre-authorization Preferences
If you authorize Security Deposits, OwnerRez recommends that you also complete the Pre-authorization Preferences by logging into your Booking.com extranet > Property > Policies > Pre-authorization Preferences and selecting Yes for the "Do you ever pre-authorize guests' credit cards before arrival?" Add the currency amount and select "After free cancellation ends."

Facilities & services
Even though most Amenities selected in OwnerRez are pushed to Booking.com (BDC), you may still be asked to review the Facilities & services section (Property > Facilities & services) in the BDC Extranet.
Change Property Mappings
The next step in your Booking.com integration is to Change your Property Mappings for your Booking.com Properties in OwnerRez.
You may be able to just check the New checkbox and click Save.
After your properties are mapped, your BDC connection will be listed on the Channel Integrations page.
Change Sync Mode to Everything
After completing the Change Property Mappings process, you'll need to verify your Booking.com (BDC) sync mode. Your property sync must be set to "everything" to participate in this BDC private beta.
The required Everything sync mode includes all property content, rates, rules, availability, quotes, and bookings (and anything else that can be synced) that will be synced between BDC and OwnerRez for this property.
You can verify your BDC sync mode by navigating to your BDC channel integration connection > Properties tab > Change Property Mappings > Change Sync Mode.
Then, on the Change Booking.com Sync Mode page, select Everything, and Save.
Multi-room Properties
If you have a hotel, bed and breakfast, or a mutually booked blockoff/lockoff type of property, sync one primary, or parent, property to act as the source for property-level amenities by changing the Sync Mode to 'Everything'.
- Configure a Booking.com description override to synchronize the generic property name for each individual room or child property.
- Select "Room-Only" from the Sync dropdown list to sync only room-level amenities and photos for the room photo gallery, skipping any property-level amenities, descriptions, and booking settings.
Fine Print
Booking.com's optional "Fine Print" primarily focuses on COVID-19 precautions. Here's what is covered in Booking.com's Fine Print (all but one are selected by default).
You can choose to manage them on Booking.com or clear them in OwnerRez by navigating to Properties > your specific Property > Listing Content > Change > Fine Print > Booking.com and clicking the Clear radio button.
Payment information
Guest payment information, generally including the last four digits of the guest's credit card, will be sent directly to OwnerRez from Booking.com (BDC) at the time of booking.

As the host, it's imperative that you verify your property on BDC as soon as possible as this can affect how you will receive payment from BDC.
If you are a new BDC host, your property may be set to Pay on Arrival. While your guest's credit card information will be displayed on the individual booking, the guest's scheduled payment won't actually occur until the last day before cancellation.
Lucky new BDC hosts may be able to set their property to Payments by Booking.com, which gives them more payment flexibility.
Check Status
Users can view their Property page score from BDC by navigating to their Booking.com channel (Settings > Channel Management > Channel Integrations > their Booking.com channel > Properties tab > right-side Actions dropdown list > Check Status.
Support
Most Booking.com (BDC) communication occurs through messaging only in the BDC Extranet. You won't receive a direct email response; you will have to check the BDC Extranet > Inbox > Booking.com Messages for responses to your support questions.
Contact Booking.com support (BDC) by navigating to the BDC Extranet > Inbox > Booking.com Messages > See contact options > Other > Still need help? See all contact options > and select to send a message or call 1-888-850-4649.
If you send a message to BDC, be aware that their support staff may be located outside the US, and responses may take more than 24 hours.
FAQs
Why do I see duplicate listings of my property on Booking.com?
We have seen that some properties encounter duplicate listings on Booking.com (BDC) due to other listing channels, namely Glamping Hub, pushing their listings to BDC, but there may be more. If you also have a Glamping Hub channel integration, you can contact them directly to opt out of pushing your listing to BDC.
