Airbnb Setup & Connecting

This article provides a step-by-step walk-through of connecting your Airbnb listing to the OwnerRez Airbnb channel integration.  If you want to learn about the Airbnb channel integration, first read our Airbnb Overview article, which will explain the intended audience, functional abilities, and pros and cons of the Airbnb channel integration.

Connect Airbnb

Navigate to Settings > Channel Management > Channel Integrations > Connect Airbnb.Navigate to Settings > Channel Management > Channel Integrations > Connect Airbnb.

After you click Connect Airbnb Account, you'll see two options.

Connect to an Existing Airbnb Account

If you already have an existing Airbnb account, you can link it to OwnerRez, enabling OwnerRez to manage your Airbnb listing—including availability, bookings, rates, property rules, and listing content—directly within OwnerRez. OwnerRez will serve as your exclusive PMS for this Airbnb account.

Important: If you have multiple Airbnb accounts, first go to Airbnb and make sure that you're logged into the correct one before proceeding. Select Connect to an existing Airbnb account.If you already have an existing Airbnb account, you can link it to OwnerRez, enabling OwnerRez to manage your Airbnb listing—including availability, bookings, rates, property rules, and listing content—directly within OwnerRez. This will take you to Airbnb, where you'll need to approve OwnerRez by clicking on Allow.

OwnerRez will detect any existing listings in your Airbnb account. From the Action to Take dropdown list, select from the following.

  • Ignore this listing
  • Import into existing OwnerRez property
  • Import into new OwnerRez property

When you select Import into existing OwnerRez property, you must also select the OwnerRez property and provide the What to Import details. If you have multiple Airbnb listings to import, you can populate all of your listings by selecting the top Action to Take and What to Import dropdown lists.When you select Import into existing OwnerRez property, you must also select the OwnerRez property and provide the What to Import details. The What to Import dropdown lets you select which details to import: Everything or just your Rates & Availability.

  • Everything: includes all property content, rates, discounts, surcharges, rules, availability, quotes, bookings, and reviews (and any other information that can be synced)- will be synced between Airbnb and OwnerRez for this property. This is the recommended option.
    • OwnerRez will attempt to match any existing discounts/surcharges. Otherwise, Airbnb-specific discounts/surcharges will be created and applied to the properties being imported.
  • Rates & Availability: includes rates only, surcharges/discounts, tax settings, availability, minimum-stay rules, and pricing rules (not booking rules) will sync between Airbnb and OwnerRez for this property. Property content, cancellation policies, and whether pets are allowed will not be synced. Anything related to a booking (e.g., bookings, messages, special offers, quotes, reviews, etc.) will be synced.

The What to Import dropdown lets you select which details to import: Everything or just your Rates & Availability. Click Save.

Import into new OwnerRez property

If Import into new OwnerRez property is selected, enter the name of your new property in the OwnerRez Property field.

When Import into new OwnerRez property is selected, the What to Import field is automatically set to Everything, which includes all property content, rates, discounts, surcharges, rules, availability, quotes, bookings, and reviews (and any other information that can be synced), and will be synced between Airbnb and OwnerRez for this property. OwnerRez will attempt to match any existing discounts/surcharges. Otherwise, Airbnb-specific discounts/surcharges will be created and applied to the properties being imported.

The next Overwrite step will be skipped, and you'll be taken directly to the Airbnb Properties tab.If Import into new OwnerRez property is selected, enter the name of your new property in the OwnerRez Property field. When Import into new OwnerRez property is selected, the What to Import field defaults to Everything, which includes all property content, rates, rules, availability, quotes, bookings, and reviews (and any other information that can be synced), and will be synced between Airbnb and OwnerRez for this property.

When your property is imported, you'll see that the property status is Ready and the Go Live button is visible on the Properties tab.When your property is imported, you'll see that the property status is Ready and the Go Live button is visible on the Properties tab.

Now is a great time to run the Listing Quality Analyzer tool and check any imported rates, discountssurcharges, and taxes to verify that your listing is ready to go live.

If you don't feel quite ready to Go Live, click the Reconfigure Onboarding button to restart the process.

Create a new Airbnb account

Create a new Airbnb account directly in OwnerRez by navigating to Settings > Channel Management > Channel Integrations > + Connect a Channel > Connect Airbnb.Create a new Airbnb account directly in OwnerRez by navigating to Settings > Channels > API Integrations > + Connect a Channel > Connect Airbnb.

During the channel integration process, you should configure settings (e.g., Cancellation Policies) specific to Airbnb so OwnerRez knows what to send to them.Configure settings (e.g., Cancellation Policies, etc.) specific to Airbnb so OwnerRez knows what to send to them.

If you are planning to offer a number of complex pricing rules or discounts on your Airbnb listing, you may need to enable Airbnb's Professional Hosting Tools. You can enable or disable Professional Hosting Tools by logging into your Airbnb Settings. OwnerRez also recommends that you read about Airbnb's complicated Hosting Fees.

In some cases, there are rules and settings specific to each property, which can override channel integration rules. You can change these settings at any time if your rules change in the future by coming back to your OwnerRez Airbnb channel integration and saving.

The Airbnb channel integration connection enables configuring lead time, gap-night management, and availability customization in the channel integration settings. To configure those settings specific to your Airbnb listing, navigate to your Airbnb channel integration connection > Change > Booking Window & Duration.

Airbnb only supports lead times of 1, 2, 3, or 7 days, and OwnerRez rounds the configured lead time to the nearest multiple of 1, 2, 3, or 7 days to push that information to Airbnb.The Airbnb channel integration connection enables the configuration of lead time, gap night management, and availability customization within the channel integration settings. To configure those settings specific to your Airbnb listing, navigate to your Airbnb channel integration connection > Change > Booking Window & Duration.

When sent to Airbnb and other listing channels, the Required Gaps rule will be displayed as a disallowed arrival/departure days rule.

After you have completed your Airbnb account information, be sure to return to OwnerRez to Map your Property. After that is complete, your new Airbnb listing will then appear in your Channel Integrations.New Airbnb listing displayed in OwnerRez API Integrations

Mapping properties

From the Properties tab > Change Property Mappings dropdown list, select Import Listing.From the Properties tab > Change Property Mappings dropdown list, select Import Listing.

On the Import Airbnb Listings page, select your OwnerRez property from the property dropdown list and choose whether to Sync Everything or perform a Limited Sync. Property Description Override

Your Airbnb listing will automatically display your default property description. However, if you want to have a customized Airbnb property description, see the Airbnb Property Override Description section.

Check Status

Want to view your Airbnb Listing Status displays? Navigate to Settings > Channel Management > Channel Integrations > your Airbnb channel > and from the Actions dropdown list on the right side, select Check Status.

Airbnb API Connection > Actions > Check StatusWhen clicked on, the Check Status pop-up will appear, where you can view your Check Status, Quality Standards (Status, Quality Percentage, and Is Guest Favorite), Host Roles (User, Type, and Super Host status), Price Settings, and Regulation Requirements of your Airbnb listing.

While Airbnb's Quality Standards are vague, the following Airbnb Help Center articles may provide more information.

If no regulation requirement items are returned to OwnerRez, no Regulation Requirements will be displayed. If the regulation requirement items are returned to OwnerRez, those Regulation Requirements will be displayed. 

Publish & Unpublish

In the "Change Listing Status" dropdown button menu, you'll see the following options.

  • Publish
  • Unpublish
  • Delete

You'll also notice a Listing Status column, showing next to the Sync Status, with "active" or "inactive" labels.

This column shows you the real-time status of the listing on Airbnb's side, and the Publish/Unpublish Listing options allow you to change that status.  This is a high-level on/off toggle for your listing's visibility on the public side of Airbnb.

Please note that Sync Status and Listing Status are two separate things.  Sync Status says whether OwnerRez and Airbnb are communicating with each other for a particular property. Listing Status indicates whether the listing is visible to Airbnb guests.

Either status can be turned on or off independently of the other.  The table below shows the combination of statuses that can exist and what happens under the covers.

There is also a "Delete Listings" button that you can use to remove erroneous or outdated listings that you no longer need. This will only delete the listing in Airbnb, not the property from OwnerRez.

Users can specify the reason for disconnecting their properties in the Airbnb channel integration connection in OwnerRez by selecting one of the options from the Disconnect Listings pop-up. You can also choose to simultaneously unpublish the listing(s) on Airbnb.

If a user selects "I have another reason" in any category section or "I have other reasons" under "Other," there is a place to enter the custom reason.

If the user chooses to disconnect more than one property at a time, the same reason for disconnecting is applied to all properties.
