Optimize for Airbnb is an optional feature offered by Airbnb to OwnerRez users that lets you temporarily prioritize Airbnb bookings on specific dates. When enabled, your listing’s availability will be limited or blocked on other channels during those periods, giving Airbnb (and your direct bookings) exclusive priority access. The goal is to help you capture more Airbnb bookings during high-demand periods.
Airbnb identifies "opportunity windows", which are dates that often correspond to periods in which similar listings saw high traveler traffic last year. Opting in is completely optional, and any selected opportunity dates become exclusive to Airbnb (and your direct booking website) only during the defined booking window. Dates that aren't booked by the end of the opportunity window are automatically reopened to your other channels. You select or can adjust opportunity dates and opt in or out at any time.
Eligibility
Eligibility for the optional Optimize for Airbnb feature is determined by Airbnb. Eligible Airbnb channel-integrated property/ies may receive an email notification.
Additionally, users can see their eligibility displayed on their Airbnb channel integration (Settings > Channel Integrations > Airbnb) > Optimize for Airbnb tab.
Activate
If you have eligibility offers displayed in your Airbnb channel integration (Settings > Channel Integrations > Airbnb) > Optimize for Airbnb tab, you can click on the Manage button.
The Optimize for Airbnb pop-up provides more information about the opportunity and about Airbnb's terms. Click OK.
On the Manage Exclusive Offer pop-up, you can add dates to exclude from the Optimize for Airbnb feature. Click Save Changes.
Any dates not excluded will result in a channel blackout (Settings > Channel Integrations > Blackouts tab), blocking all channels except Airbnb.
Manage or Deactivate
Manage or deactivate an optional Optimize for Airbnb offer by navigating to your Airbnb channel integration (Settings > Channel Integrations > Airbnb) > Exclusivity tab, then clicking Manage to change or Deactivate to deactivate it.
When Managed is clicked, users can add, change, or delete dates by clicking on the trash icon to exclude them from the Optimize for Airbnb feature. Click Save Changes.
When Deactivate is clicked, users can deactivate or delete the Optimize for Airbnb offer altogether. Click Save Changes.
