Airbnb Policy Changes Coming Soon!

Body

Hi [first name]!

Last week, we shared that OwnerRez was working on updates to help you navigate Airbnb's new house rules and guest requests policy, along with a comprehensive guide to walk you through the changes.

We wanted to give you a quick update on our progress and a sneak peek at what's coming.

Our development team has been working nonstop on several improvements designed to make managing these new requirements easier. Testing and final refinements are taking a little longer than anticipated, so we're holding off on releasing our guide until the updates are ready.

We're now targeting early next week for both the product updates and our comprehensive guide.

In the meantime, there's no need to rush into making changes. We want to make sure you have the right tools and instructions before you start adjusting your settings.

A sneak peek at what's coming

We've been working on several improvements to help you manage Airbnb's new requirements without disrupting how you handle bookings from other channels.

1. New Booking Requirements Dashboard

A new centralized dashboard will let you review guest requirements across all your properties and booking channels in one place.

You'll be able to quickly identify where Airbnb bookings may have conflicting requirements, including rental agreements and guest contact information. We're also adding a Fix All option to help you address many of these potential conflicts at once, while preserving legitimate exceptions.

Booking Requirements

2. More Control Over Requirements for Each Property

We're adding dedicated settings for Contact Information, Rental Agreements, and Security Deposits directly to each property's Rules page.

This will allow you to specify which booking channels each requirement applies to. For example, you can continue to require rental agreements for direct bookings and Vrbo while excluding Airbnb, without having to change your overall booking process.

3. Improved Rental Agreement Management and Airbnb Integration

We're making rental agreements more flexible by allowing you to assign different agreements to different properties and booking channels.

For hosts who qualify for one of Airbnb's permitted rental agreement exceptions, OwnerRez will also be able to upload the applicable agreement directly to the Contracts section of your Airbnb listing, making it available to guests before booking.

4. Expanded Airbnb House Rules Integration
We're expanding the set of rules you can manage directly in OwnerRez, including Quiet Hours, Commercial Photography, and Local Rules, such as HOA or local government requirements.
Note: Quiet Hours and Commercial Photography rules might be delayed a week behind other updates
These settings will help keep your OwnerRez configuration and Airbnb listings aligned, reducing the need to manage the same information in multiple places.Occupancy & Suitability

What about the March 2027 extension?

Airbnb has told us verbally that hosts connected through software like OwnerRez may get until March 1, 2027 to comply. We don't have it in writing yet, and we don't know who qualifies or exactly what it covers.

Plan on the original November 20, 2026 deadline. Even when Airbnb grants exceptions, its support team doesn't always apply them consistently. If a guest pushes back and Support doesn't recognize your exception, you're the one stuck in the dispute. Once our updates are out, get your settings in place rather than waiting on an extension that may not cover you.

Our comprehensive guide is almost ready

Alongside these product improvements, we've been preparing a detailed, 30+ page guide to help you understand the changes and determine what actions, if any, you need to take.
The guide will walk you through how to:
  • Audit your existing house rules, guest requests, and checkout instructions.
  • Review your OwnerRez booking requirements and identify potential Airbnb conflicts.
  • Update rental agreements, security deposits, and guest information requirements.
  • Review your messaging templates and triggers for anything that may need adjustment.
  • Understand which requirements Airbnb still permits and when exceptions may apply.
  • Use AI tools like ChatGPT, Claude, or Grok, to help review your existing OwnerRez configuration.

Our goal is to provide more than just a summary of Airbnb's policy. We want to give you a practical, step-by-step resource that helps you confidently prepare your account.

What should you do right now?

For now, we recommend holding off on making major changes to your OwnerRez configuration until these updates and instructions are available.

We know these changes have created uncertainty, particularly for hosts who rely on rental agreements and specific guest requirements to protect their properties.

Please know that our team has been actively working through these challenges, coordinating with Airbnb, and developing solutions that preserve as much flexibility as possible while helping you comply with their requirements.

We appreciate your patience as we finish testing and prepare these resources.

We're aiming to have everything ready early next week, and we'll share another update as soon as the new tools and guide are available.

Thank you for being part of OwnerRez!
