This article provides a step-by-step walk-through of connecting your property to the OwnerRez Homes & Villas by Marriott Bonvoy channel integration. Before connecting, you must have a Homes and Villas by Marriott Bonvoy account and your HMC ID. If you have not yet started the Homes and Villas by Marriott Bonvoy onboarding process, complete their partner interest form to begin. The full onboarding process typically takes several weeks.

Since Marriott acts as the Merchant of Record and collects payment from guests, you'll need to configure a request for your Marriott guests to sign your Rental Agreement template and trigger if security deposits are enabled.

OwnerRez records the net amount and the channel commission on each booking. Cancellations are made by guests on the Homes & Villas by Marriott Bonvoy platform.

Requirements

Properties must have 5 or more amenities, and be professionally cleaned to connect to the Homes & Villas by Marriott Bonvoy channel integration. Homes & Villas by Marriott Bonvoy also requires that every listing have the following details.

  • Amenities
    • Kitchen & Dining
      • Dishes & Utencils
      • Stove, Oven, or Microwave
    • Popular Amenities
      • Linens Provided
      • Towels Provided
      • Internet/ Wifi
      • Bathroom starter kit that includes the following:
        • Basic Soaps
        • Body Soap
        • Shampoo
        • Toilet Paper
    • Entertainment
      • Television
  • Property
    • Name (8–255 characters)
    • Occupancy & Suitability
    • Marriott Accommodations
    • Listing Content
      • Location
        • Street Address
        • City
        • Country
        • Latitude
        • Longitude
    • Photos (6 photos 800×500 or larger)
    • Rooms (at least one bedroom with a bed arrangement)

What is synchronized?

OwnerRez pushes property listing content (e.g., descriptions, photos, amenities, rates, availability, some discounts, surcharges, and taxes) to Homes & Villas by Marriott Bonvoy. No credit card details will be provided via this channel integration.

Discounts

Supported discounts include Early Bird, Last Minute, Length-of-Stay, and Promo Code.

Supported discount settings include the following.

  • Discount Amount (e.g., Flat, Percentage, Per-stay, Per-night)
  • Conditions
    • Applicability (e.g., Booking Type, Property, Source)
    • Dates (e.g., Season (e.g., Excluded, Multiple, or Recurring), Dates (e.g., Arrival Date, Booked-On Date, Number of Nights, Days between Booked and Arrival)

Caveats include the following.

  • Stacked discounts are not supported
  • Per-guest and Per-pet discounts are only applied as a flat discount

Setup

Before connecting, you must have a Homes and Villas by Marriott Bonvoy account and your HMC ID. If you have not yet started the Homes and Villas by Marriott Bonvoy onboarding process, complete their partner interest form to begin. The full onboarding process typically takes several weeks.

To set up and connect Homes & Villas by Marriott Bonvoy in OwnerRez, navigate to Settings > Channel Management > Channel Integrations > + Connect a Channel > Connect Homes & Villas by Marriott Bonvoy.

Enter your HMC ID into the HMC ID field provided by Homes and Villas by Marriott Bonvoy. Complete the Security Deposit, Booking Window & Duration, Channel Rules, Rate Adjustment, and Options sections, and Save.To set up and connect Homes & Villas by Marriott Bonvoy, navigate to Settings > Channel Management > Channel Integrations > + Connect a Channel > Connect Homes & Villas by Marriott Bonvoy.  Enter your HMC ID into the HMC ID field provided by Homes and Villas by Marriott Bonvoy. Complete the Security Deposit, Booking Window & Duration, Channel Rules, Rate Adjustment, and Options sections, and Save.

Run the Listing Quality Analyzer (LQA) tool to clear any errors found.

Security Deposits

Security deposits enabled during the Setup process are sent to Homes and Villas by Marriott Bonvoy, which collects them from guests and refunds them seven days after checkout unless a damage claim is filed. The amount is always collected as a Refundable Damage Deposit, even if your property's security deposit is set to Hold in OwnerRez.

Security deposits for Homes and Villas by Marriott Bonvoy guests are collected and managed by Homes and Villas by Marriott Bonvoy. Any security deposit questions should be directed to them.

Cancellation Policy

Regardless of the cancellation policies configured for your property in OwnerRez, those configured during the Homes and Villas by Marriott Bonvoy Setup process are limited to the following options.

  • Relaxed: 100% refund at least 14 days before arrival
  • Moderate: 100% refund at least 30 days before arrival
  • Strict: 100% refund at least 60 days before arrival

Connect Properties

To connect your properties, you must have a Homes and Villas by Marriott Bonvoy account and your HMC ID. You'll need to use the HVMI Listing ID provided by Homes and Villas by Marriott Bonvoy for each property to complete your Homes & Villas by Marriott Bonvoy channel integration in OwnerRez.

Connect your property/ies by navigating to your Homes and Villas by Marriott Bonvoy channel integration (Settings > Channel Management > Channel Integrations > select your Homes & Villas by Marriott Bonvoy channel) > Properties tab, and from the Connect Properties dropdown list, select Connect Properties.Connect your property/ies by navigating to your Homes and Villas by Marriott Bonvoy channel integration (Settings > Channel Management > Channel Integrations > select your Homes & Villas by Marriott Bonvoy channel) > Properties tab, and from the Connect Properties dropdown list, select Connect Properties.

On the Connect Homes and Villas by Marriott Bonvoy Properties page, select to Skip, Create a new listing, or Connect to existing listing for each property.On the Connect Homes and Villas by Marriott Bonvoy Properties page, select to Skip, Create a new listing, or Connect to existing listing for each property.

Selecting Create new listing creates a new listing from your OwnerRez property, and Homes and Villas by Marriott Bonvoy assigns an HVMI Listing ID upon creation.Selecting Create new listing will add a new listing on Homes and Villas by Marriott Bonvoy.

Publish Properties

Publish your property/ies by navigating to your Homes and Villas by Marriott Bonvoy channel integration (Settings > Channel Management > Channel Integrations > select your Homes & Villas by Marriott Bonvoy channel) > Properties tab, and from the Change Listing Status dropdown list, select Publish.Publish your property/ies by navigating to your Homes and Villas by Marriott Bonvoy channel integration (Settings > Channel Management > Channel Integrations > select your Homes & Villas by Marriott Bonvoy channel) > Properties tab, and from the Change Listing Status dropdown list, select Publish.

On the Homes and Villas by Marriott Bonvoy Publishing page, select the properties you want to make public and bookable on Homes and Villas by Marriott Bonvoy by checking the Publish checkbox, and click Publish.On the Homes and Villas by Marriott Bonvoy Publishing page, select the properties you want to make public and bookable on Homes and Villas by Marriott Bonvoy by checking the Publish checkbox, and click Publish.

Once connected, you'll have access to the Homes and Villas by Marriott Bonvoy Partner Portal.

Unpublish

Users must unlist or remove their property on the Homes and Villas by Marriott Bonvoy platform to permanently remove it from the Homes and Villas by Marriott Bonvoy database.
