After you've completed your OwnerRez Registration, you may be funneled into the interactive Setup Wizard to set up your account, property, import bookings, and configure your policies and settings.
Account Setup
Enter your Business Name, Website, whether you are a Property Manager or a Homeowner, and the number of properties you manage, then click Save & Continue.
On the Location & Currency page, enter your Country, Time Zone, Currency, and Guest-facing Language, and click Save & Continue.
Select your vacation rental management experience level (Just getting started, I've managed rentals before, I've used other software, or I'm a seasoned vet), any previous PMS software you've used, and how you found out about OwnerRez, then click Save & Continue.
Select the OwnerRez features you plan to use, then click Save & Continue.
If you already have Airbnb listings, you can connect them by importing your properties, rates, and rules automatically: select Connect Airbnb, then Save & Continue. You can skip this step by selecting the Skip for now link, or choose to set up your property on Airbnb manually by selecting Set Up Manually.
Property Setup
Start adding a property by entering the Property Name, Property Type, Street Address, City, State, Zip/Postal Code, Country, Number of Bedrooms, Number of Bathrooms, and Maximum number of Guests, then click Save & Continue.
Select whether you want to set your own rates or use a dynamic pricing tool, and click Save & Continue.
Choose whether your nightly rates vary by season or remain the same year-round, then click Save & Continue.
Decide whether you want to offer any automatic discounts (Last Minute, Early Bird, Length of Stay), then Save & Continue. You can also skip this section by clicking on Skip for now.
If you charge a cleaning fee, enter the amount and indicate whether it is taxable, then click Save & Continue.
Determine whether you allow pets at your property(ies), then click Save & Continue.
Decide what rules you want to apply to bookings for your property (Minimum & Maximum Nights, whether you allow Same-day bookings, Pre-booking notice, how far out guests can book with the Maximum advance booking, Guest rules (minimum renter age, check in/out days allowed)), then Save & Continue. You can also skip this step by clicking on the Skip for now link.
Enter any other fees or surcharges by clicking the + Add a Fee button, then Save & Continue. You can also skip this step by clicking on the Skip for now link.
If you collect taxes on your bookings, add them by clicking on the Yes, I collect taxes button, or select No, taxes are handled elsewhere, then Save & Continue. You can also skip this step by clicking on the Skip for now link.
On the Your properties page, review your property settings by clicking on the hamburger icon, then Save & Continue. You can also add another property by clicking the + Add Another Property link.
Import Bookings
Import your existing bookings via listing channel booking feeds by clicking the Import Calendar feeds button, selecting a listing channel (e.g., Airbnb, Booking.com, Vrbo, Expedia, Houfy, Other), then clicking Save & Continue. You can skip this step by clicking Skip — I'll add bookings later.
Policies & Settings
Decide if you want to require your guests to sign a default Rental Agreement (recommended), customize a Rental Agreement, or not require one at all, then click Save & Continue. You can also skip this step by clicking on the Skip for now link.
Decide whether you want to collect a security deposit by clicking Yes — I collect a security deposit or No — I don't collect a security deposit, then click Save & Continue. You can also skip this step by clicking on the Skip for now link.
If you select Yes — I collect a security deposit, enter the Deposit amount and the Collection Method, either Security Hold (Recommended) or Refundable Damage Deposit (RDD), then click Save & Continue. You can also skip this step by clicking on the Skip for now link.
Next, set up your guest messages. OwnerRez recommends activating all message options (Booking Confirmation, Pre-Arrival Welcome Packet, Pre-Departure Reminder, and Post-Departure Review Request) that are selected by default, but you can uncheck any of them to deactivate them, then click Save & Continue. You can also skip this step by clicking on the Skip for now link. Click the Preview links to see what each message looks like.
Decide whether you want to enable Damage Protection for each booking and the amount by turning on the Enable Damage Protection toggle, then click Save & Continue. To decline, click Continue Without Protection. You can also skip this step by clicking on the Skip for now link.
Your setup is complete, and details about what you entered in the Setup Wizard will be displayed along with a link to the OwnerRez Dashboard. Consider watching the A Bird's Eye View video to familiarize yourself with OwnerRez.
