Airbnb House Rules

Airbnb's house rules policy applies to bookings made on or after November 20, 2026. Most Airbnb guests can no longer be asked to sign a rental agreement or share contact info. This article covers the OwnerRez settings involved and what to review before November 20. For a full walkthrough, see A Complete Guide to Airbnb's New House Rules and Requests Policy in OwnerRez.

What Airbnb changed

For bookings made on or after November 20, 2026, Airbnb's house rules and requests policy limits what hosts can ask Airbnb guests for:

Read Airbnb's announcement for the full details.

If a rental agreement is allowed, Airbnb requires you to upload it to the listing under Contracts, where guests can read it before they book. OwnerRez can upload it for you (see Rental Agreement Rules).

What OwnerRez changed

You now choose, per property and per booking source, what guests must complete after booking. One new page shows it all and fixes Airbnb conflicts in one step.

Feature Where to find it What it does
Booking Requirements Settings > Booking Requirements Shows which properties ask each source's guests to confirm contact info, sign a rental agreement and authorize a security deposit. Flags Airbnb conflicts and fixes them with Fix all.
Contact info by source Property > Rules > Contact Info Choose which sources must confirm contact info: all sources, all except the ones you pick, or none. Airbnb may not provide the guest's real phone number; see Airbnb Guest Contact Info.
Rental agreement by source Property > Rules > Rental Agreement Choose which sources sign a rental agreement and which agreement they sign. Set an Airbnb exception when one applies.
Airbnb contract upload Property > Rules > Rental Agreement > Airbnb exception With an Airbnb exception set, OwnerRez uploads your rental agreement to each Airbnb listing as its contract and shows the upload status.
Security deposits by source Property > Rules > Security Deposits Choose which sources get an automatic security deposit. This replaces the deposit setting on each channel page.
Rental agreements as templates Settings > Rental Agreements Agreements no longer pick their own properties, listing sites or priority. Each property's rules decide which agreement is used.

What's already set for you, and what isn't

New Airbnb channel integrations follow Airbnb's rules.

  • New properties skip Airbnb for contact info, the rental agreement, and security deposits.
  • New Airbnb connections start with security deposits set to None.
  • Properties newly mapped to Airbnb skip Airbnb for security deposits and rental agreements.
  • The "Request Rental Agreement for Channel Bookings" message, when OwnerRez creates it, leaves out Airbnb guests.

Existing property configurations haven't changed, so hosts will need to review them.

  • Existing properties keep asking Airbnb guests for what they ask today.
  • Existing messages that reach Airbnb guests keep sending, including any links to the guest form, rental agreement or card page.
  • Existing bookings keep the requirements they were made with.

The Booking Requirements page shows you which of these conflict with Airbnb's rules.

How OwnerRez settings show on Airbnb

Use this table to find where each Airbnb rule or request is set in OwnerRez.

What you set Where in OwnerRez Where displayed on Airbnb
Max guests, pets, events, smoking Properties › choose a property › Rules › Occupancy & Suitability. House Rules and requests > House rules
House Rules Settings › Channel Integrations › Airbnb › Channel Settings or on the property's Channel Rules page. House Rules and requests > Host requests
Check Out Tasks Properties › choose a property › Listing Content › Guest Instructions. House Rules and requests > Host requests*

*The exception is the Lock Up task, which maps to Airbnb's Lock up at checkout house rule, with the task description as the detail.

OwnerRez's Minimum Age of Primary Renter and Infants settings aren't standard rules on Airbnb. If they matter to you, include them in your requests.

After making changes, check each listing's House rules and requests section on Airbnb.

Get ready before November 20

Part 1 takes a few minutes on one page. Part 2 is a listing-by-listing review, so take one property at a time.

Part 1: Fix booking requirements

  1. Open Settings > Booking Requirements. Look at the Airbnb column. An amber label and Fix tags mark conflicts with Airbnb's rules.
  2. Set an Airbnb exception where one applies. In the property's Rules > Rental Agreement, choose the reason: law or HOA rule, optional amenities, 28+ night stays, or Luxe. OwnerRez uploads the agreement to the listing.
  3. Click Fix all for everything else. Uncheck anything you want to keep, then apply. Fix all can:
    • Stop asking Airbnb guests to confirm contact info (and answer your Additional Questions)
    • Stop asking Airbnb guests to sign a rental agreement
    • Remove Airbnb from messages that link the guest form, the rental agreement, or the card page
  4. Check your security deposits. Airbnb still allows them, so Fix all leaves them alone. To stop deposits on Airbnb bookings, open the Airbnb deposit cell on Booking Requirements, or Property > Rules > Security Deposits.

Part 2: Review each listing

  1. Set Airbnb's standard rules. Using the table above, set guests, pets, events, and smoking on Occupancy & Suitability, and the Lock Up checkout task.
  2. Rewrite your House Rules text and checkout tasks as reasonable requests. Remove chores, fines, fees, and anything that limits an advertised amenity. Airbnb flags requests that don't comply.
  3. Review the messages and triggers that reach Airbnb guests under Settings > Messaging (channel templates, triggers, Airbnb messaging). Remove new rules, chores, fees, contact info requests, and links to review on other sites.
    • To keep a message from Airbnb guests, add a trigger condition: Source is Anything But Airbnb.
    • To change messages for new bookings only, add Booked On Date is On or After Nov 20, 2026.
    • Disable templates you no longer need instead of deleting them.
  4. Check custom fields, house manuals, guidebooks and signs for rules or questions that aren't on the listing. Custom fields used in emails, forms or agreements can still reach Airbnb guests.
  5. View each listing as a guest would. Confirm its House rules and requests section matches what you set, and watch for Airbnb notices about highlighted requests.

Optional: audit your account with AI. Connect the OwnerRez Model Context Protocol (MCP) to Claude, ChatGPT or Grok, then use the audit prompt in A Complete Guide to Airbnb's New House Rules and Requests Policy in OwnerRez. Only account owners and Full Admin users can connect the MCP.

Bookings already made

Rule changes affect new bookings only. Existing bookings keep their requirements.

To change one booking, open the booking's Rules page. It now has a Confirm contact info checkbox and a Rental agreement picker. To apply a property's current rules to its upcoming bookings, use Reset rules to property on a booking, or Update Bookings in Apply rules to other properties.

FAQ

Can I still take a security deposit on Airbnb bookings?

Yes. Airbnb allows a deposit when it's included in the listing's fee field and released within 7 days of checkout. OwnerRez sends the property's deposit amount to Airbnb that way, kept within Airbnb's 100 to 5,000 range. A booking with a deposit still asks the guest to confirm contact info, because the deposit page opens only after that step.

My Airbnb channel had a fixed deposit amount. What happens to it?

Airbnb bookings now hold the deposit amount set in the property's Rules. The channel page no longer has a deposit setting.

I uploaded a contract to my Airbnb listing myself. Will OwnerRez overwrite it?

Not unless you set an Airbnb exception on the property. Once you do, OwnerRez replaces the listing's contract with your rental agreement. Clearing every exception reason removes the contract, including one you uploaded yourself.

What if Airbnb changes its policy again?

The new settings work for any source, so you can turn requirements back on for Airbnb at any time. We'll update this article if Airbnb changes its rules.
